Selling Without a Plan: A Regret I See Too Often

I recently met someone who sold her longtime home years ago because it no longer fit her life.
At the time, selling felt like the right decision.

What she didn’t have was a clear plan for where she would go next.

She assumed she’d “figure it out later.”

Over time, that lack of planning led to multiple moves between rental apartments, rising housing costs, repeated moving expenses, and growing frustration. What was meant to feel freeing slowly became stressful — and expensive.

The problem wasn’t selling the home.

The problem was selling without a plan.

This is something I see more often than people realize, especially among older homeowners who feel pressure to act quickly.

Why “We’ll Decide Later” Can Be Costly

When a home is sold before the next chapter is clear, people often end up:

  • Choosing temporary housing that becomes long-term
  • Moving more than once (sometimes several times)
  • Paying more over time than they expected
  • Losing the sense of stability they were hoping for

None of this happens because someone made a bad decision.
It happens because the decisions came in the wrong order.

How I Help Clients Avoid This

When I work with seniors, we don’t start with listing paperwork.

We start with questions like:

  • Where do you realistically want to live next?
  • What kind of home will support you for years, not just months?
  • What will your monthly costs look like — not just rent, but everything?
  • How can we time this so you move once, not repeatedly?

Selling the home is just one step.
My role is to help clients make thoughtful decisions before they list — so the move that follows truly improves their quality of life.

The Goal: Clarity, Not Regret

You don’t have to have every answer today.
But selling without a plan can quietly undo the financial and emotional security you’ve worked a lifetime to build.

A clear path forward makes all the difference.

If a move is on your radar — even “someday” — having the right conversations early can help you move forward with confidence instead of second-guessing.
